Preventative Maintenance

Cleaning your heating system could save you...

Below is a list of equipment and the services we render as part of a preventative maintenance program for each.

Note: Every system or appliance is different and what is or is not included in a preventative maintenance program is a decision made by both the customer and KC Mechanical to properly meet the needs of the customer and their equipment.

 Boilers

Oil or Gas

  • Inspect piping to and from boiler(s)
  • Clean burner assembly, including cleaning pump strainer, replacing nozzle and electrodes, cleaning flame retention head, and making adjustments for more proper combustion (Oil-fired only)
  • Clean burner tubes and orifices of debris (Gas-fired only)
  • Brush and vacuum combustion chamber
  • Clean and reinsulate combustion cleanout door(s)
  • Inspect and clean flue piping (exhaust piping)
  • Check Gas pressures and pressure switches (Gas-fired only)
  • Clean/replace oil filter(s) and strainers (Oil-fired only)
  • Inspect and test ignition per manufacturer specifications
  • Reassemble and run burner(s) check and test for complete combustion and efficiency.
  • Disassemble and clean low water cut outs and feeders, install new gaskets.
  • Clean control branch headers and test safety, limit and alarm switches.
  • Test and check power consumption and operation
  • Check and flush mud drums and gage columns
  • Clean and test condensate (where applicable)

Furnaces

Oil or Gas

  • Check insulation
  • Check for proper sealing of seams
  • Clean burner assembly, including cleaning pump strainer, replacing nozzle and electrodes, cleaning flame retention head, and making adjustments for more proper combustion (Oil-fired only)
  • Clean burner tubes and orifices of debris (Gas-fired only)
  • Brush and vacuum combustion chamber
  • Clean and reinsulate combustion door(s)
  • Inspect and clean flue piping (exhaust piping)
  • Reassemble and run burner(s) check and test for complete combustion and efficiency.
  • Inspect and test safety, limits and switches for proper operation
  • Test and check power consumption and operation of any and all motors and switches.
  • Check heat exchanger(s) to prevent cross contamination of flue gasses
  • Check condition of fan and motor pulleys (where applicable)
  • Grease or oil parts where needed.
  • Replace belt(s) (where applicable)
  • Replace air filter(s)

Note:

On all boiler and furnace maintenance, we leave a printed copy of the combustion analysis performed during the maintenance in addition to taking a copy for filing.

Circulating Pumps

  • Inspect pump housing
  • Inspect couplings
  • Grease all fittings on motors and bearing assemblies
  • Check and test for proper voltage and amperage
  • Check for proper operation

Expansion Tanks

  • Check for proper inflation of internal diaphragm
  • Check for proper pressure of tank
  • Check for leaks

Feedwater

  • Check for leaks
  • Check for correct pressures
  • Check for proper operation.
  • Disassemble and clean if type allows

Exhaust Fans

  • Check bearings and grease as necessary
  • Check pulleys, shafts and sheaves for proper rotation
  • Check electrical connections and wiring
  • Check for proper voltage and amperage
  • Replace belts
  • Check for proper operation

Make-Up Air Units

  • Check bearings and grease as necessary
  • Check electrical connections and wiring
  • Check for proper voltage and amperage
  • Replace air filters
  • Replace belts
  • Check for proper operation

Duct Work

  • Check insulation
  • Check for proper sealing of seams

Roof Top Units

  • Change air filters
  • Change belts and adjust belts per visit
  • Check pulleys, shafts and sheaves for proper rotation and operation
  • Check heat exchanger for cracking or excessive wear
  • Check refrigerant pressures
  • Check compressor oil levels; per MFG’s recommendations
  • Check oil for acidity
  • Check burner operation and pressures
  • Check for proper operation of units being controlled by EMS or BMS systems
  • Check thermostat operation and program
  • Grease bearings and motors
  • Clean condensate pan, trap and line, treat as needed
  • Inspect and clean condenser and evaporator coils
  • Full electrical inspection, including electrical connections and wiring
  • Inspect and test economizer operation
  • Run diagnostic test on all modes of operation
  • Brush and wash coils once a year

Condensers and Air Handlers

  • Check refrigerant pressures
  • Check oil level and acidity tests
  • Check for proper operation of system
  • Check thermostat operation and program
  • Check for proper operation of units being controlled by EMS or BMS systems
  • Check pulleys, shafts and sheaves for proper rotation and operation
  • Wash coils once a year
  • Clean condensate pans, traps, pumps and lines.
  • Replace air filters
  • Replace belts once a year
  • Inspect and adjust belts per visit
  • Grease motors and bearings.
  • Full electrical inspection, including electrical connections and wiring

Chiller

  • Check and grease circulator pumps
  • Check refrigerant pressures
  • Check oil level per MFG’s recommendations.
  • Check oil acidity.
  • Check and test temperatures across chiller barrels
  • Check power and consumption
  • Check operation of control system and equipment
  • Check for proper operation of units being controlled by EMS or BMS systems
  • Full electrical inspection, including electrical connections and wiring
  • Wash tubes and passes

Cooling Tower

  • Check operation of system
  • Check for proper operation of units being controlled by EMS or BMS
  • Drain tower once a year for offseason
  • Wash and treat tower
  • Grease fan motor and bearings
  • Full electrical inspection, including electrical connections and wiring

Unit Heaters/ Wall-Mounted Units

  • Check operation of units
  • Replace individual unit filters
  • Grease or oil motors and bearings
  • Full electrical inspection, including electrical connections and wiring

Note:

  • On all high efficiency equipment, we will test condensate PH levels to prevent damage to drain line(s), and all condensate pumps will be cleaned and tested
  • Flue gas will be tested to ensure no cross contamination
  • Maintenance packages can be altered to suit your individual needs
  • All outside coils are cleaned with a biodegradable, rubber-membrane, roof-friendly cleaner
  • Indoor coils, condensate pans are also treated with biocide to prevent an unhealthy indoor environment
  • Return grills are cleaned of debris to help prevent restriction of air flow
